Properties are offered by us the letting agents on behalf of the owners. The hiring agreement is between the hirer and the owner. Acanthus Property Letting Services limited are the letting agents for the owner. The hiring agreement is for the hire of properties for holiday purposes. The hirer will be responsible for the property and will be expected to take all reasonable care of it.

The following information given is correct at the time this website went live and the contents are subject to alteration at any time. The following terms and conditions come into effect from the release day of the website.

Bookings are not accepted from anyone under 18yrs old.

It is not possible to book a property until you have contacted the office on 01502 724033 or gone to our website www.southwold-holidays.co.uk to check availability.

Acanthus advises that the description of your chosen property is read in full. You will then need to make either:

provisional booking: A maximum of one property can be held for you for 2 days only, (not at at peak times) during which time a payment of the deposit or the balance must be paid,please note- during peak times this service is can be withdrawn, or:

confirmed booking with full or deposit payment by card or online payment securing the property immediately.

Please note Short breaks must be paid for in full.

PAYMENT

A £200* deposit per week will be taken to secure a property.(*see other charges below)

If the holiday is booked less than 28 days from the time of arrival, a full balance is required.

Payment can be made by Debit or Maestro card or by Credit card or online at www.southwold-holidays.co.uk. Payment by Credit card (only) will be subject to a 3% surcharge payable at the time of booking. Payment by debit or Maestro is free of charge. The balance payment will be due 28 days before the date of arrival. Sorry we no longer accept cheques.

DAMAGE DEPOSIT

A payment of £50.00 per short break is payable and £75.00 for weekly bookings. Larger houses command an higher rate, please check at booking. . This is payable with the holiday deposit or a short break balance. The full amount will be returned to you direct back to your card, after you have vacated the property and one of our staff has checked the property throughout. Payments back to card can go to anyone in your booking who has made a payment with us, this can not be altered, and can take up to 7 days after vacation for card payments to be issued..If the original card has expired/or re-issued a cheque will then be issued

Any damage must be reported within 48 hours. It is strictly prohibited for a tenant to attempt to clean, repair,replace, mend, fix any damage item/s or property without gaining permission from Acanthus first.

BOOKING FEE

All full week and short breaks bookings are subject to a £15 booking fee.*

All payments of damage deposits and any dog/s payments needs to be made at the time of booking.

We reserve the right to increase prices if there are national increases beyond our control.

Once a booking has been made you will be sent two booking documents which will confirm your booking details and key collection location and times, this document also asks you that you confirm you have read the t&c's, You will be sent a booking confirmation by email and it is now accepted that by its email receipt the full T's&C's are read and understood, (either in the brochure or online,)and any queries relating to your stay and our terms are raised and answered satisfactorily.

THE BOOKING AGREEMENT

The hiring agreement is between the hirer and the property owner. Acanthus Property Letting Services Ltd are Letting Agents for the owner. The hirer is responsible to the Owner for the full cost of the accommodation booked. All information is given in good faith, and in the absence of negligence on our part, no warranties are made regarding information provided either written or oral. In the absence of any negligence we accept no liability for any loss, damage, injury or accident which the hirer or any of his/her party may incur or experience. The hirer undertakes to make good any damage to the property, furnishings, linens, or equipment caused by him/her or any members of the party.

CANCELLATION

Any cancellation must be made to us in writing, full refunds will only be made. If cancellation in writing/email is 

made UP TO 7 days from the original date of booking.

Acanthus no longer offers cancellation insurance, therefore Acanthus strongly recommends that you take out your own holiday

insurance.

Cancellations after 7 days will still be subject to full payment to the owner.

Non-payment.

Notice for balance payment is sent out at least 28days before the holiday.

Non-payment of the balance will result in legal action regardless if a customer does not take up their accommodation booking, as the full rental amount is payable to the owner after 7 days (‘cooling off period’) from the day of making the confirmed booking .

Therefore we recommend that you insure your holiday.

If you feel you may not be able to pay the balance when due please contact Acanthus to discuss.


Discounts and special offers.

Discounts and special offers are not valid to those who have already booked a property and wish to transfer or re-book at a lower price. Full terms are applicable to all bookings. As lower prices are usually only applicable to last min bookings.

 

DISABILITY ACCESS AND SPECIAL NEEDS

Acanthus has worked closely with the East of England Tourist Board to provide a wide range of properties to suit most needs.

Additional information has been included in most property descriptions regarding the layout, stairs and handrails.

Acanthus is not able to give guarantees to the suitability of an individual property, therefore we ask all our customers who may have a special requirement to contact the office and discuss each property in full.

Those wishing to bring Oxygen or/and specialist equipment MUST inform us prior to booking.

CHILDREN ON HOLIDAY

Southwold is a lovely location for children’s holidays, and self-catering suits families particularly well, but Acanthus, on behalf of the owners, do ask that parents encourage their children to respect our houses and also be made aware of any hazards in their new surroundings. We also ask parents to provide mattress protection for younger children. Acanthus provides a cot and highchair hire service prices on request.

DOGS

All Properties list in their description if a dog or dogs are permitted. Any tenants bringing a dog/s to a property that does not allow dog/s may be asked to leave. Dogs are subject to a payment of £25 inc.VAT per dog per week/stay. This payment must be made at the time of booking. Sorry other pets (this includes cats) cannot be accommodated.

NOTICE TO ALL DOGS Please do not sleep on the beds or furniture, please bring your own bed with you. Ask your owners to take you for walks on the beach (summer restrictions in Southwold apply) and on the common, and remind them to clean up for you when out and about and in your courtyard/garden on holiday. Ask your owners not to leave you alone in a property day or night. We do not allow tenants to leave dogs in cars (in crates) during a holiday.

SMOKING

Smoking and Vaping is strictly prohibited in all Acanthus Houses. Those found smoking will be asked to leave and may lose their Damage deposit.

FEATURE FIREPLACES

Feature fireplaces are those that are a feature only-and therefore not for use.

PROVISIONS

Tenants should be aware that not all properties provide basic provisions – it is strongly advised that Tenants bring with them items such as basic cleaning materials, toilet rolls and fuel (for properties advertising open fires). Food and other provisions can be purchased in Southwold or Walberswick. All properties include electricity and heating in the price.

Properties that offer a welcome/starter pack included in the price can not guarantee the content or availability.

WI-FI

The provision of WI-FI is there to enable access such as facebook, childrens games and emailing. Its is NOT provided for use 

for live streaming and downloading. Anyone found trying to access illegal content will be blacklisted.

YOUR PROPERTY

CLEANING

Properties are cleaned before a stay, however we do ask that you please leave the property in a clean and tidy condition. If you would like Acanthus to clean for you on vacation of the property, or during your stay- please contact us-prices on request. All breakages or damage must be reported to Acanthus within 48hrs.

Appliances are not guaranteed in the event of a breakdown, but every effort will be made to remedy faults rapidly, this also includes electrical faults, plumbing faults and problems due to adverse weather conditions,road closures, building/road works nearby.

Where a property is described as ‘no pets’ or ‘no smoking’ Acanthus tries hard to ensure that the property is pet or smoke free. However unfortunately this cannot always be guaranteed.

LINEN AND TOWELS –  ALL properties offer linen,(duvets and pillows) and one bath (standard size) and one hand towel per person. The beds will be made up for your arrival. Acanthus can not offer a particular type of linen (i.e. Cotton or linen) if you have a special linen requirement or allergy it is recommended that customers bring their own linen to suit their requirement. Linen is provided for permanent beds only. Sofa, pull out, Z beds and cots will not have linen provided. Any damage to linen or towels, or missing items will be charged to the tenant from their damage deposit. If you are staying two weeks or over there will be a linen change over on the Friday or Saturday, It is not permitted for linen to remain in a property for over 9 days.

LOST PROPERTY

Please check drawers and cupboards etc, for personal items when vacating a property as Acanthus no longer offers a weigh and send service.

It is now the customers responsibility to arrange a courier to collect an item from 9 Trinity Street Southwold IP18 6JH. 

Please check with Acanthus that the item has been found and IS being held at 9 Trinity street for collection.

The collection must be pre-paid by the customer for collection through the courier .(and please ensure you send us the relevant paperwork/label)

Please note: all items will be destroyed after 2 weeks.

 Acanthus does not accept responsibility for lost, stolen or missing items belonging to customers. It is the responsibility of the holiday maker to contact the office within 2 weeks from vacation to inform the office of the collection of goods. Please note even goods of high value/or sentimental value will be destroyed or taken to the charity shop after 2 weeks. And therefore return after two weeks is not possible. 

Items for personal collection from the office must be arranged with Acanthus also.

******OUR KEY COLLECTION TIMES HAVE CHANGED*****

KEY COLLECTION TIMES & Late/Sunday & Bank Holiday fees

Keys are only available from the office 9, Trinity Street, Southwold, 1P18 6JH . Please ensure you bring your receipt or some ID when collecting keys. If the keys are to be collected by someone not sharing the same name as the name on the booking please call the office to notify us.

Keys MUST be returned to the office at 10am on day of departure.

Key collection times are:

Monday-Friday, 1-2PM. (however please call us if you need a later key)

Saturday 2.30-3.15 (however please call us if you need a later key)

If you need to collect keys later than these times or if you wish to have a Sunday or Bank Holiday collection- a local key holder can be arranged, you must contact Acanthus on 01502 724033 to use this service.  Key collection is now free of charge, however we do need to know if you are picking up keys out of key collection times to make arrangements.

 

Acanthus Property Letting Services Limited ‘the Agents’ and the property owner do not accept any liability for loss, damage, injury or accident incurred by either the tenant or anyone in the tenant’s party or accept liability for any disruption or inconvenience, where the failure is not the fault of either the agent or the owner.

Please note the information given in this catalogue/on this website is given in good faith but no warranties are given by Acanthus Property Letting Services Ltd as agents or otherwise.

Acanthus Property Letting Services Limited reserve the right to terminate a booking at any time.
